Value Checks

Comp Checks are not something that we feel the need to make a part of our business. We take ethics very seriously. This may not make everyone happy, but we feel the need to still do the right thing.

Obviously, any San Diego Appraiser you talk to, will tell you appraisal work is not free and we are not commission based.

Secondly, Comp Checks are heavily abused. As an example; some loan officers will call a list of people to attain the highest comp check possible and order the San Diego Appraisal from the highest "comp checker" even though the loan officer knows that the home is not worth the higher amount. Simply put, this is considered mortgage fraud.

Thirdly: we have noticed that a majority of the mainstream loan officers will not order an appraisal from the Appraiser if the comp check does not come within a set amount of value. Ordering a comp check is another way for them to see if it will hit the value needed. According to Appraisal standards, Appraisers are restricted from performing valuation services with an agreement for a predetermined outcome. I.e..needed value. In most cases people know that if the comp check comes within the value range that is needed for the loan officer to close the loan, then an appraisal will be ordered. This adds pressure to the process from the very beginning, which is bad. Appraisers are required to be un-biased; it's our job. Lets say the comp check is not within a range, typically a loan officer will not assign the appraisal order to that company. As an example: what do you suppose it would mean if someone accepted an order because of a comp check that came within range of the desired value? Lets put it this way; most comp checks do come with an assumption (usually it's the broker that is assuming) that it will make value no matter what. This expectation is usually placed on the order sheet that was faxed in and by accepting an appraisal order as such is breaking appraisal standards and our company will not do so for any circumstances.

The fourth reason is that giving a value, even if it is just a range of values is considered an Appraisal. This of course means that the comp check would have to comply with appraisal standards. Complying with these standards require extra work that is not typically exercised by the typical Appraiser that performs these comp checks.

 

 

Concerns


Most home owners understandably have concerns about the value of their property and if there is going to be enough value in their home to refinance or to sell the property on the open market. These concerns can turn into anxiety about the San Diego Appraiser that is looking at the property; these types of concerns are sometimes expressed in terms of wondering if our employee that is appraising your home is qualified. This line of thinking may arise out of our staff enquiring about your property with questions such as: does your home have a septic tank, well or easments going through the parcel. These types of questinos are actually typical, because we are verificationalists by the very nature of our business and we often do not rely on impressions or information without first confirming that information. However, if the person is licensed by the state of California, it means that the person has proven to the state that they are competent in the skills required to accurately depict market conditions for the Real Estate. So keep in mind, a wanted value is not necessarily a market value. Remember, an Appraisal is an opinion expressed by the San Diego Appraiser that is skilled in determining market values day in and day out. We act as a un-interested individual to ensure a unbiased opinion of value, because often times people that are heavily involved in a transaction do not have the skillset or the objectivity to ensure an accurate value.

Market conditions have been slumping and this adds emotions and pressure towards the Appraiser. However, regardless of this, you can be assured that our San Diego Appraiser will be unbiased or we will not accept the assignment.

 

 

Ethics


Are you concerned if the contractor you hire is ethical? This is a very valid concern. The housing crisis started with the loan officer pressuring everyone involved in mortgage transactions to do whatever it took to close the deal. But, in a lot of ways it ended with the Real Estate Apppraiser. In order for all those home loans to close, there had to be an Appraiser to go along with values. You do not have to worry about that with San Diego Appraisers, because we would rather turn down work, than to constantly be under pressure from clients. This allows us to stand firmly behind our work and it adds enjoyment to our profession.
